Most people who request, access or use our services understand the general rules that keep the Internet safe and open. Unfortunately, a small number of people (e.g., solicitors, impersonators, cybercriminals, scammers) don’t respect those rules, so we’re describing them here to protect our services and users from abuse. Therefore, you must NOT abuse, harm, interfere with, or disrupt our services or systems – which includes, but is not limited to:

1. soliciting, selling or offering unsolicited products, goods or services - including the marketing and/or sales practices of which your business, scheme or scam is targeted or directed toward us.
2. hiding or misrepresenting who you are.
3. providing us with incomplete, deceptive, fraudulent or false claims and information: creating fake accounts or content, including fake reviews, fake property addresses, fake email addresses or spoofed phone numbers.
4. expressing abusive, threatening, harassing, obscene, malicious, defamatory or libelous conduct.
5. accessing or using our services or content in fraudulent or deceptive ways, which includes, but is not limited to the following: adversarial prompting, prompt injection, phishing, smishing, scraping, spamming, spoofing, harvesting, hacking, introducing malware, or attempting to bypass our systems or protective measures.
6. impersonating or providing deceptive services that appear to originate from us when they do not.
7. using our services (including our provided content without our knowledge) to violate anyone’s legal rights, such as intellectual property or privacy rights.
8. using any device, software, or routine to interfere with, or attempt to interfere with, our services.

Bottom Line: Don’t abuse our services! Providing false information can lead to consequences ranging from account suspension to legal liability, especially if the intent is deceptive or fraudulent.

NOTE: We reserve the right to take action to limit or prevent your access to our services if we, in our sole discretion, determine that limiting or preventing your access to our services is necessary or advisable. Circumstances in which we may limit, block or prevent your access to our services include, but are not limited to, if we deem that such action is necessary based on: 1) your use of our services in a way that is unlawful or would potentially expose us to liability; 2) your disruption of our services; 3) your violation of our Privacy Policy or of these Terms of Service (ToS); 4) your violation of any applicable laws, rules, regulations, professional standards of practice, or agreements that may apply; and 5) your use of our services in a way that could cause harm to any person or entity.

Additionally, if you are in a principal-agent relationship, i.e., you are a principal real estate client (agent represented real estate client) who is in an exclusive agency relationship with a REALTOR® (authorized representative / agent); or you are a REALTOR® with another real estate brokerage, and currently have a valid and binding agreement in place with a principal real estate client (e.g., Buyer Representation and Broker Compensation Agreement – CAR Form BRBC; or Residential Listing Agreement – CAR Form RLA), we reserve the right to defer any-and-all of your online service requests and direct them back to the principal's REALTOR®. However, should a REALTOR® and their principal real estate client mutually decide to engage with our brokerage, we would be happy to assist in formalizing the relationship. If that is the case, please contact us via telephone or simply click the button directly below to complete the Terms of Service (ToS) Request Form so that we can prepare the appropriate documentation necessary (e.g., CAR Form BRBC; CAR Form RLA; Additional Broker Acknowledgment and Addendum – CAR Form ABA; or Referral Fee Agreement – CAR Form RFA) to support your real estate goals.
