A. RENTAL APPLICATIONS - "FOR RENT/LEASE" LISTINGS ONLY:

1. ATTENTION REALTORS® - prior to submitting your client's Rental Application - C.A.R. Form LRA on one of our "FOR RENT/LEASE" listings, please go to the Listing has Supplements section on the MLS; or download and execute the Smoke & Tobacco Free Lease Addendum form in the section below.
2. All age 18+ applicants MUST access, execute and pay for their Online Rental Application via RentSpree. The Online Rental Application will screen all potential tenants: a) credit report & scores; b) eviction related proceedings; c) criminal background check; and d) extended background check & income verification.
3. Please carefully follow the listed instructions in the Private Remarks section on the MLS.
4. Please fill-out and complete the Submission Form in this section.
5. Please attach all Required Documents* - preferably in PDF format - (i.e., Rental Application - C.A.R. Form LRA; Tenant Representation and Broker Compensation Agreement - C.A.R. Form TRBC; Lease/Rental Commission Agreement - C.A.R. Form LCA; signed Smoke & Tobacco Free Lease Addendum; full Credit Report(s) for all age 18+ applicants; proof of Renters Insurance coverage; Driver's license copy(ies); proof of funds - last 2-months of bank statements; proof of income - last 2-months employment/income pay-stubs; and photo(s) of pets, if applicable) to the bottom of the Submission Form in this section.

1. ATTENTION REALTORS® - prior to writing-up an offer on one of our "FOR SALE" listings, please go to the Listing has Supplements section on the MLS and carefully follow the listed instructions in the attached MLS file: Winning the Offer.
2. Please carefully follow the listed instructions in the Private Remarks section on the MLS.
3. Please fill-out and complete the Submission Form in this section.
4. Please attach all Required Documents* - preferably in PDF format - (i.e., Residential Purchase Agreement - C.A.R. Form RPA; Buyer Representation and Broker Compensation Agreement - C.A.R. Form BRBC; Buyer's proof of funds - POF; and Pre-approval Letter assuring Buyer's ability to acquire property) to the bottom of the Submission Form in this section.

C. SHOWING APPOINTMENTS - "FOR SALE" LISTINGS ONLY:

1. ATTENTION REALTORS® - If requested by the Seller/Listing Agent on the MLS - and prior to requesting a showing appointment on one of our "FOR SALE" listings, please carefully follow the listed instructions in the Show Instructions and Private Remarks sections on the MLS.
2. Please fill-out and complete the Submission Form in this section.
3. Please attach all Required Documents* - preferably in PDF format - (i.e., Buyer Representation and Broker Compensation Agreement - C.A.R. Form BRBC; Buyer's proof of funds - POF; and Pre-approval Letter assuring Buyer's ability to acquire property) to the bottom of the Submission Form in this section.
